Real Estate

The cost of litigation is almost always exponentially greater than the cost of having an attorney review the documents prior to completion of a transaction. Clients have a constant eye on the balance between their bottom line and reducing risk. Accordingly, we do everything possible to provide value added review of contracts, transactions, and projects. Our billable rates are competitive and our invoices are in line with our estimates. Clients are not billed for unnecessary, redundant review or the learning curve of a team of associates.

Commercial and Residential Acquisition and Sale
To maximize the allocation of rights, risks and remedies, even transactions using MLS or CBA forms should be reviewed by counsel during the negotiations and throughout due diligence. Constant changes in case law and statutes make these form contracts a trap for the unwary without proper guidance.

Commercial Lease Review
We routinely represent landlords and tenants in negotiating and drafting commercial leases for office, retail, or industrial space. The goal on both sides is to facilitate a fair balance between landlord’s risk in allowing a tenant to occupy space and the fair allocation of risk and cost to tenant in exchange for that opportunity. While leases are replete with form language tenants should be aware of the meaning of that language and the substantial risks associated with the same. Likewise, landlords need to be aware of how to protect their assets and their ability to continue income to cover debt maintenance obligations.

We routinely advise clients on other real estate matters including but not limited to:

Residential Landlord Tenant and Eviction
Real Estate Development
Condominium Creation
Condominium Conversion
Home Owners Association (HOA) creation and advising
Earnest Money Disputes
Property Management Issues
